There are over 8,000 Realtors in the Triangle market. What separates me from the rest? I think it is the breadth and depth of what I offer to my listing clients - all at no additional charge. I call this my 10 Job Responsibilities. Please check out the extensive list below for more detail information about each service.
The level of service that I provide depends on the commission my sellers and I agree to. Regardless of the commission you will find that what I offer all of my clients is more than most agents offer to their clients. And when I can't offer a service for FREE I quite often will still be able to offer my sellers a great discount with those vendors.

In addition to what I will do for you is the fact that I have made the effort to earn additional real estate designations/certifications that provide me with additional knowledge that can be put to work on your behalf. These designations/certifications include:
- Becoming a QSC (Quality Service Certified) agent
- Earning a SRES Senior Real Estate Sales designation
- Earning an ePRO designation (has to do with using techonolgy in real estate)
- Earning an ASP (American Staging Professional) designation
- Earning an MBA (Masters of Business Administratioin) degree
- Earning an ecoBroker certification (Everything about going Green)

My 1st Job Responsibility is to help you ENHANCE your home by de-cluttering, de-odorizing and de-personalizing your home. Keep in mind that once you put the For Sale sign in your front yard your home is a PRODUCT FOR SALE like anything else: a car, furniture, toothpaste or shoes - it's just a lot more expensive. But if you don't treat it like a PRODUCT FOR SALE you are destined to get less than you should and for the sales process to take longer. We'll go over the simple things you can do to make your home more presentable to a potential buyer. I'll provide you with a free video that will go over things you can do and the reason for doing them. And I'll provide an American Staging Professional certified staging expert for 1 hour in your home and then a written report for you to use as your guide. I'am also an ASP Realtor which means I've been to special schooling just for Realtors where we learn techniques to help our sellers maximize the sellability of their homes. But two heads are better than one so I always bring in someone who does this full time. | |

The 2nd Job Responsibility is to help you to properly PRICE your home to make sure you are positioning your home in the Triangle marketplace to reach your sales goals, whatever they may be. You the seller will set the PRICE. Buyers will set the VALUE. And the market will set the RANGE. I'll tell you about market trends, I'll give you a snapshot of where the market is today and I'll provide a Competitive Market Analysis or CMA report that will give you current and historical information about homes that are competiting with yours or which sold within the last 6-12 months that are located close to yours and are similar to your home. This exclusive report is called Real Price and is the top property value analysis program in the market and only available to a select group of Howard Perry And Walston Realtors. | | My 3rd Job Responsibility is to give your home TOTAL EXPOSURE in the marketplace
via a number of things I do the make sure that your property is marketed to as many potential buyers as possible. Depending on the commission you are paying for my services they may include the following marketing methods and tools that promote your property to the widest audience in as many different ways as possible.
- Regular Open Houses - I or my associates will hold open houses at least twice every month for the first 3 months and once per month for the next 3 months to expose your home to as many potential buyes as possible. These will be advertised via multiple real estate websites such as Realtor.com, OpenHouse.com, ColdwellBanker.com and HPW.com as well as my personal website and your customized website. I will also send out an Email Blast to over 9,000 agents in the Triangle area every time an open house is to be held.
- My Home On Line - A FREE tool exclusive to Coldwell Banker Howard Perry And Walston that helps you track the status of your listing online and automatically
- My personal webstite - That's where you are right now. Just click on Homes For Sale tab to see my personal listings as well as featured listings with my company.
- Your own Domain Name for your home that includes a custom website just for your home with interactive features and links to information about your home and other resources for potential buyers.
- A Customized Online Virtual Tour for your home. This interactive tour utilizes dozens of photos of your home to present 180 and 360 degrees panaramic photos showing different scenes of your home, both outside and inside, with music and narration. Plus links to other places where more information about you home is presented.
- A Customized Interactive Online Floor Plan showing room by room photos, actual floor plans of your home and links to a variety of additional information about your home. I hired a licensed appraiser to measure your home, draw a set of floor plans with room by room measurements and all of that information becomes part of your online floor plan.
- A Featured Listing On Realtor.com that gives your home extra and highlighted exposure at the most visited Internet real estate website in the world. 25 photos are used to showcase your home to a worldwide market with links to other information and sites about your home.
- A listing on Coldwell Banker.com and HPW.com. Coldwell Banker.com is the most visited real estate firm website in the world and HPW.com is the most visited real estate website in North Carolina.
- Exposure through a variety of services such as Postlets.com, Point2Agent.com and Trulia.com that provide custom websites for your home and/or links to other real estate related websites where your home will be advertised. These include, but are not limited to the following websites:

- Advertising in the Raleigh News & Observer. At least one ad promoting an Open House will appear in the Real Estate section of the Saturday N&O.
- A 2-Hour Home Staging Consultation by a ASP certified stager. This includes up to two hours on site as well as a written report detailing what you should do to have your home properly staged.
- Customized Marketing Material to put IN your home:
- Brochures that buyers and agents can take with them. In these brochures will be photos, floorplans, a Property Disclosure Form, and other pertinent information about your listing.
- A Home Information Portfolio with even more detailed information about your home, the community where it's located, maps, etc that help a potential buyer to understand more about what your home and the community that surrounds it have to offer and the demographic makeup of its citizens.
- DVDs that buyers and agents can take with them that have all photos, slide shows, videos, floor plans and all other pertinent data for you to review at your leisure.
- Special Feature Cards that point out special features in your home.
- Streetside Marketing:
- Bluetooth Broadcasts - I rotate a Bluetooth transmitter every one to two months among my listings. This transmitters broadcast a Bluetooth signal to most Bluetooth enabled phones with a photo of the home, key information and my contact info.
- FM Broadcasts - I rotate an FM transmitter every one to two months among my listings. This transmitter broadcasts a 1 to 2 minute message from me at 97.9 on the FM dial about your home. It can be heard up to 1/8th of a mile away.
- Text Messaging Service - People can pull up in front of your home, call a special number and get a text message with key information about your home. From their cell phones they can call or text message me for more info.
- Your Own Personal Domain Address/Website Sign - This promotes your own domain such as 123SmithStreet.com, which makes your home easier to remember.
- Flyers with photos, descriptions and floor plans.
- A For Sale Sign with my photo and contact info.
- Mailed Marketing:
- Just Listed Postcards will be mailed to 100-500 homes in the area where your home is located to let neighbors and others who live close by that your home is now for sale.
- Email Marketing:
- I will send out a New Listing Email Blast to over 9,000 Realtors within a 50 miles radius of your zipcode informing them that I have listed your home. This email will have photos and links to your personal website, virtual tours, etc.
- I will send out an Email Blast every time we hold an Open House or change the PRICE of your listing, or add something to the marketing plan like a change in commissions, a bonus to buyer's agents, owner financing, etc.
- Monthly Newsletters will be placed on my website and notifications will go to over 1,800 contacts in my prospect database as of 7/09, with an ad, including photos, of your home. This database is now growing by more than 200 contacts per month.

- Office Tours: Coldwell Banker Howard Perry And Walston's Falls of the Neuse office conducts weekly tours where 30 to 40 agents go on tour and give feedback to the listing agent and the sellers. This information is summarized and presented in a graphical way to indicate what these agents perceived the strengths and weaknesses of your home to be in terms of marketing to buyers and getting an offer.
- Market Snapshot Reports are offered bi-weekly for you to see current and recent activity in and around your home in terms of days on market, selling price, etc.
- Miscelaneous Marketing:
- Custom Business Cards printed to advertise just your home and passed out to hundreds of potential buyes and businesses located near your home.
- From Dozens to 100 flyers passed out in and around your neighborhood each time an Open House is held with 30 or more delivered personally door to door.
- Links to my website and listings like yours will be on every email I send to prospects and my marketing sphere, which consist of more than 900 people that I market to on a monthly basis.
- I have business cards and The Relocation Guide Magazine with my ad in 9 Wachovia Bank branches in northern Wake County, as well as other business ranging from restaurants to law and doctors' offices.
- I belong to a BNI networking chapter with 30 members and I get to promote my listings on a regular basis to my fellow members and indirectly to the hundreds of people they come in contact with each week.
- I am President of the North Wake Realtor Association and through that organization I am able to maket my listings to more Realtors and vendors.

- A Completed Showing Notification service that calls you when the showing agent has completed a showing so that your time away from home is kept to a minimum when your home is showed to a potential buyer. It called Showing Beacon.
| My 4th Job Responsibility is to assist my sellers in obtaing PROPER QUALIFICATIONS of their buyers. I will determine if the buyers are both serious and qualified so my sellers never have to needlessly take their home off the market and lose the GOLDEN TIME. |
My 5th Job Responsibility is to help buyers TAKE ACTION to see the value of your home, how it would meet their needs and how they could afford to purchase it at the BEST PRICE for you. |

My 6th job responsibility is to be your SKILLFUL NEGOTIATOR and negotiate for you as a third party - never alienating a buyer or buyer's agent and losing them or weaking your position. Always trying to move the negotiations forward toward an offer and then negotiating the BEST PRICE and offer conditions possible given market condidtions.

My 7th job responsibility is to make sure the buyer has proper FINANCING. I will work with the buyer and buyer's agent to present financing options via the multiple Mortgage Brokers that I work with on a regular basis. My preferred lenders are Alera Financial. Southeastern Mortgage, Wachovia and American Dream Residential. I will always recommend that buyers consider at least two of these lenders before making a final decision so that they have researched multiple options that are available to them. This increases the likelihood that they will get the financing they need and be able to buy your home. |
My 8th job responsibility is to be your EXPERT FACILITATOR and make your transaction WORRY-FREE. I will eliminate 80% of the problems with my system and nip the other 20% in the bud, giving you peace of mind. When the process is complete we'll give the keys to the new owner and you won't feel like you just had your wisdom teeth pulled. |
My 9th job responsibility is to make sure that I will provide you with a quality, full-service  REAL ESTATE COMPANY to assure the best possible price, a reasonable market time and a worry free transaction. In my case I am backed by the oldest name in real estate: Coldwell Banker and the largest real estate firm in the Triangle - Howard Perry And Walston. That combination is impossible to beat! |

I am going to back up what I say I am going to do with action, put my commitment of quality service to you in writing and always be here to help you and your family make Good Decisions and get you where you want to be on time. As part of that commitment I will be providing a WEEKLY MARKETING ACTIVITY REPORT in writing to highlight market trends, marketing actions taken, showings and suggestions for improving your chances of selling your home. |
