Market Snapshot Reports: These reports are customized by the buyer to search for current and historical activity within a certain radius of any address. The interactive, web-based service send regular reports as often as every two weeks that show what homes, that fit certain user specified criteria, are selling for, as well as what homes have sold for recently, along with interactive graphs and other information that will help the buyer to learn more about what's going on in a neighborhood the buyer might be interested in.

This means working with mortgage lenders to guarantee that my buyer client is aware of all costs associated with a purchase every step of the way. This includes searching for special local, state and Federal programs that may exist to assist buyers with the purchase of their home.

ACTION: To ensure that things go according to my client's timetable and with the fewest possible hassles along the way. This includes getting the proper paperwork completed and all of the required inspections done in a timely manner. And watching to make sure all Time of the Essence dates are adhered to by the seller as well as my buyer client. This also means that my buyers are CONFIDENT in and COMFORTABLE with their buying decision.

NEGOTIATE: This means that when we do find a property and make an offer I will do everything I can to establish a POSITIVE POSITION with the seller, keep the lines of communication open and make sure that my buyers get the BEST PRICE possible. This also includes negotiating for closing costs to be paid by the seller where possible, looking for cost savings on services needed to go to closing and even saving money on Title Insurance where possible.

FINANCING: To make sure that once an offer is made and accepted that I provide all necessary information to the lender so that the process of actually acquiring the financing goes as quickly and smoothly as possible.

WORRY FREE: Problems do crop up from time to time with almost every home purchase. But that doesn't mean the problems can't be solved quickly and with as little discomfort as possible for all concerned, especially my buyers. Many times problems will occur and be taken care of without ever having to bother my buyers. I there 24/7 to "nip them in the bud" before they become major issues.
